What is the median home price in Sonoma County?

The BAREIS residential summary for July 2026 reported a $794,000 median sold price for Sonoma County, with a 37-day median time on market, 554 new residential listings and 402 closed sales. In this BAREIS summary, residential means single-family homes, condominiums, mobile homes and floating homes; land, farms, ranches and income property are reported separately.

A countywide median blends very different submarkets. It describes the county, not a price band, a city or a property.

Is it a buyer's market or a seller's market right now?

The July 2026 county data shows more new residential listings than closed sales and a median sale price essentially level with the median list price, which Steve reads as a selective market rather than a decisive tilt in either direction. Conditions differ by city, price band and property type.

Prepared, correctly priced property tends to transact well in that kind of market. Unprepared property tends to sit, whatever the headline says.

Does days on market tell me if a house is overpriced?

It is a signal, not a verdict. Extended market time can mean the price is wrong, but it can also mean an unusual property with a small buyer pool, a difficult showing situation, poor presentation, a failed prior escrow, or a seller who is not motivated.

The useful question is what changed, and when. A price reduction history tells you more than the day count alone.

Should I wait for interest rates to drop before buying?

Timing a rate cycle is speculation. Lower rates improve affordability but frequently bring more competing buyers, which can offset the benefit in price. The financeable question is whether the payment works for you now and whether refinancing later is realistic.

How accurate are online home value estimates?

They are automated models built from public records and prior sales, and they can be reasonably close on a conventional tract home in an active submarket. They are unreliable on unusual property, acreage, homes with unpermitted space, and anything where condition varies widely between neighbors.

The model cannot see your roof, your septic, your view or your remodel. Treat the number as a starting point, not a valuation.

What is the difference between list price, sold price and assessed value?

List price is what a seller asks. Sold price is what a buyer actually paid. Assessed value is the county's figure for property tax purposes, which usually reflects the last reassessment rather than current market value.

Assessed value is frequently far below market value on a long-held property, and it is not evidence of what the home is worth today.

County-level residential figures come from BAREIS MLS monthly summary reports, cited with their period and linked to the source document. Population and housing context comes from U.S. Census Bureau American Community Survey estimates.

Every figure is dated. If a figure on this site is more than a month or two old, treat it as historical context and ask for a current pull.

Why do different sites report different median prices?

Because they measure different things: different geographies, different property type inclusions, different date ranges, and different data sources. A figure covering all residential types will differ from one covering only single-family detached homes in the same month.

Always check the definition before comparing two numbers. Most apparent contradictions are definitional.

Does a low inventory market mean I should rush?

Can market data tell me what my house is worth?

No. County statistics establish context. Value comes from reconciling recent comparable sales against your property's condition, site, permitted square footage, systems, presentation and the competition it will face on the day it launches.
